Do you have a holiday rental property in Andalusia and want to get the most profit possible? We offer you a complete guide with practical advice so that your holiday home in Andalusia becomes an asset that generates passive income while you enjoy a quiet life with more free time.
Here you have it…
Andalusia: a splendid place to offer holiday rentals
Andalusia is one of the most important tourist destinations in Spain: pleasant climate, beaches, culture, some of the best museums in the world, historic and cosmopolitan cities, nature, quality of life and, of course, an open and welcoming society.
In addition, it has one of the best tourist and hotel infrastructures in the country, which is complemented by a supply of holiday rental homes that has been increasing in recent years due to the high demand for accommodation from millions of people who choose this autonomous community to enjoy their holidays, work remotely or do business.
What difficulties exist when managing holiday rental properties in Andalusia and how to solve them
Driven by the high profitability that can be achieved with this type of rental compared to traditional rentals, owners have found themselves in these two situations:
- Many have started offering their properties as holiday homes but have realised that daily management is more difficult than they thought.
- Others want to enter the market but have doubts about how they can overcome the logistical complexity involved in this type of rental…
Because what should be a stable, passive income that only requires minimal effort becomes a full-time job where the owners cannot disconnect even during the weekends:
- Constant delivery of keys at unsociable hours
- Thorough cleaning and washing of sheets and towels every few days
- Replacement of appliances or furniture that deteriorates
- Periods without occupancy in which reservations do not arrive
- Managing customer complaints because the Wi-Fi doesn’t work or because they don’t know how to use the coffee machine…
- And all of this, sometimes, using a language like English that not everyone masters.
In short, they have turned their property into a kind of hotel without having the appropriate means.
And who wants to live like that, suffering the stress of having to be available 24 hours a day?
There’s no need.
Here are some tips to completely turn this situation around.
Tips for managing your holiday rental property in Andalusia
Rent your home for short, medium or long periods
Some people think that holiday rentals have to be offered for short periods, i.e. for days or a few weeks because it is the most profitable strategy; but the reality is that the situation has changed in recent years:
- Previously, most reservations came from people who wanted to spend their holidays in one of the wonderful places in Andalusia.
- Now, the segment of tourists is joined by that of teleworkers or digital nomads (some of them even with their own families).
What does this mean? Now you have to combine, depending on the time of year, short, medium or long term rentals.
What does it depend on? Whether it is a period of low or high occupancy.
Let’s explain it in more detail:
From June to September, that is, in summer, is the period of maximum occupancy that you can have in Andalusia if you are in a coastal area and, therefore, when you will have the most reservations.
What happens in winter? Many hotels in coastal areas close for seasonal reasons… and this gives you a great competitive advantage if you know how to use it.
How? Offering your holiday home for medium or long-term use, that is, for one month or several months (it does not have to be for a full year).
And this is because many employees now have the possibility of working remotely and, both they and digital nomads, will continue to demand a type of accommodation that does not have the complications of a traditional rental:
- Contracts that often do not allow intermediate stays
- Shortage of normal rental housing at exorbitant prices
- Bonds for 2 or 3 months (even if the law does not allow it)
- Payment of supplies not included in the rent: water, electricity, internet…
So don’t hesitate and try to combine different rental periods to always have the property occupied and, with it, the peace of mind of having a constant income stability.
If you have some patience, you can even delve into the world of revenue management to learn how to raise and lower prices depending on the season and demand. But we will discuss this in the next point.
Prices go up and down depending on the season
Revenue management involves managing the pricing policy of your holiday home based on the occupancy periods of the year and some external events that influence demand.
In simple words:
→ If it’s summer and many guests want to stay in your home, you raise your prices.
→ If it is low season, you reduce them.
But there are also other situations:
- There may be a major event such as a concert, sporting competition or trade fair and demand may skyrocket.
- An influencer may make a destination popular.
- Or maybe they are filming the new Netflix production nearby…
In all of the above cases, you could raise prices to increase the profitability of your property.
However, you have to be very careful so that a bad pricing policy does not lead to a drop in bookings. Be very careful!
Therefore, it is best to seek advice from experts in this discipline. They will be able to provide you with a correct dynamic pricing policy and will also explain how you can change the type of rental option you can offer at any given time: short, medium or long term, as we discussed in the previous point.
Automates the sending of data to the Ministry of the Interior
Since December 2024, it is mandatory to collect certain guest data and send it to the Ministry of the Interior to keep track of the people who are staying at the property.
This has several disadvantages for owners, who have to deal with a high bureaucratic burden:
- They have to register and work with a platform (SES.HOSPEDAJES) that requires a digital certificate, is difficult to use and sometimes does not work.
- They must report all guest arrivals and departures within a maximum period of 24 hours.
- They have to comply with the data protection policy and keep guest information for 3 years.
In addition, it is necessary to collect up to 42 pieces of data on each guest, adding great complexity to these procedures…
And the worst of all is that not complying with these rules, that is, delivering all the data correctly and storing it safely, can lead to hefty financial penalties.
For this reason, we recommend:
- That you consult and familiarize yourself with these regulations:
- General Data Protection Regulation (GDPR)
- Organic Law on the Protection of Personal Data and Guarantee of Digital Rights (LOPDGDD)
- Royal Decree 933/2021 (regulating documentary registration obligations)
- And, above all, that you automate the sending of information to the Ministry of the Interior so that you do not have to carry out these procedures manually.
If you want to know how to automatically send information, you can contact us through this form.
Optimize customer service
We said it at the beginning: a holiday home is almost like a miniature hotel and, increasingly, guests demand personalized attention (in their language) to:
- Knowing how to get around Andalusia: what are the best means of transport to get there from any of the airports, train stations or buses.
- Conocer las atracciones más cercanas: qué playas, restaurantes, sitios de interés turístico, museos, etc., existen por la zona y cuáles les recomendamos visitar.
- Understanding how Wi-Fi or household appliances work: these are also common questions that need to be asked many times.
- Feeling listened to when there are problems: if something breaks, if they miss a flight or even if they don’t know how to order a taxi, it is necessary to help them so that they do not feel helpless.
But of course, all of this involves a lot of time answering calls, emails or WhatsApp, in a language that we sometimes don’t master and during non-working hours… and nobody wants to be there at 6:00 am on a Sunday answering all these requests.
What do we recommend in this case?
Create a written guide that you can share in PDF format with everything you need to know about the area of Andalusia where your accommodation is located and write down in detail all the frequently asked questions you collect.
This brief guide can be delivered automatically by email when guests check in, and although it won’t prevent 100% of queries, it will solve many of them.
In addition, you can perform other complementary actions:
- Please state in the guide that you will only answer questions during certain hours (unless there is a real emergency).
- If you use WhatsApp to communicate, install WhatsApp Business for free to set up automated responses with business hours or even explanations of frequently asked questions.
Install an automatic lock
An automatic lock allows guests to access the accommodation without using physical keys, so you don’t have to go to deliver and collect them.
How does it work?
A PIN code is generated that changes with each reservation and can be sent to the customer automatically by email or WhatsApp when they check in.
In other cases, if the community does not allow it, a small key locker can be installed that opens with a numerical combination. It is less efficient, but it also saves the owners travel time.
Hire a cleaning and laundry company
Did you know that cleanliness is the factor that guests value most?
The location may be excellent, the views wonderful and the service unbeatable, but if certain critical areas such as service or kitchen are not as clean as possible, you will receive a negative review.
And do you know what implications this has?
You will have a negative rating on Airbnb, Booking.com, Vrbo or any other platform specializing in vacation rentals and, therefore, less chance of obtaining future reservations.
For this reason, it is essential that you take the utmost care of this aspect and professionalize the cleaning and laundry of sheets and towels.
Not only to ensure that everything is in perfect condition but to be more efficient:
- Avoiding trips to the house every few days
- Not spending hours on your own cleaning
- By stopping using our own resources (which break down with so much use) such as the washing machine, or wasting water and electricity, when cleaning could be done industrially and with the most suitable products.
Additional tip: If you really don’t want to have any problems with this issue, it is better to have a management company coordinate the cleaning. They are responsible not only for ensuring that the cleaning staff will be present on the day and time of the guests’ departure, but also for checking that everything has been left impeccable.

Partner with a local handyman
It’s normal that the appliances you have in your holiday rental home are going to break down: whether it’s the washing machine, the microwave, the water heater, the coffee maker or the television…
And the same will happen with the dining room table, the sofa, the walls, the toilet cistern or a blind.
Therefore, our recommendation is that you contact a handyman or a local maintenance company (so that they don’t charge you too much for transport) who can come as quickly as possible when necessary to carry out these small repairs or replace parts that are worn out.
It’s true that appliances don’t usually break down that much and, if you want, you can take care of replacing them yourself, but we recommend that you outsource at least the rest of the repairs.
Hire a vacation rental management agency in Andalusia
If you apply the above advice you will get very good results, but if you prefer not to have to worry about anything and just receive a monthly income in your account, the recommendation is that you contact a vacation rental agency.
