How income is estimated
It is the average annual revenue recorded by Airbtics across the 2,628 active vacation rentals in Panama City. The other market aggregator, AirROI, gives a lower figure: $11,818.
Expenses included in the example
Community fee of $150 per month, which is typical for 65 m² in Panama City, property tax of $660 per year, insurance and a reserve for maintenance and contingencies. ITBMS is not included because the tax only applies from $36,000 of annual billing.
Appreciation is not included
The property will probably be worth more in ten years, but you will not receive that money unless you sell. In this case we only count what enters your account each month.
Estimate prepared with public market data as of September 2026. It does not constitute financial, tax or investment advice. The results depend on the location, condition and management of each specific property. Euro-dollar conversion at a reference exchange rate of €1 = $1.15. It does not include the owner’s income tax, which varies depending on your tax residence and on whether you hold the property personally or through a company. The ITBMS threshold of $36,000 stops applying permanently once it is exceeded. Sources: Panama’s Dirección General de Ingresos (ITBMS threshold and income tax scale), Law 66 of 2017 (alternative property tax rate), PanamaProp (price per square meter and maintenance fees), and AirROI and Airbtics (vacation rental income in Panama City, 2026). The 16% Home2Book management fee is the Home2Book rate; 25 to 30% is the usual range for property managers.

What owners and guests who work with us value.
“I am not in Panama and I have not had to take care of anything. Every month the report and the income arrive, and the occupancy is much better than what I was getting before.”
Owner · Panama
“I know exactly what price it rents for each night and why that price was set. When I managed it myself, I worked more and earned less.”
Owner · Seville
“We tried it with one apartment and now we have three. We find out about guests and maintenance issues when they are already resolved.”

Frequently asked questions.
Can I buy a property in Panama as a foreigner?
Yes. Foreigners can acquire properties in Panama, with restrictions in certain areas, such as land located less than ten kilometers from the borders. Before committing, it is important to verify the title, encumbrances and legal conditions of the property. Home2Book accompanies you during the purchase in coordination with professionals in Panama. Legal reference: Panama Constitution, article 291.
What costs should I consider besides the purchase?
It is advisable to consider the legal fees, the notary, the registry and the applicable bank or financing costs, as well as the preparation and furnishing of the property if needed. Afterwards you will have recurring costs such as community fees, maintenance, insurance, management and applicable taxes. We help you assess the full budget of the operation so you can decide with a clear view of your investment.
Can I finance the investment from Spain?
You can check with a financial institution in Spain whether it is possible to obtain financing for this investment. Its viability will depend on your income, debts, available guarantees and the bank’s policy for overseas operations. Before committing to the purchase, it is advisable to confirm the approved amount, the conditions and the contribution you must make from your own funds.
Do I need to travel to Panama to complete the purchase?
Completing the purchase remotely must be confirmed for each operation. Some procedures can be carried out through a representative with a valid power of attorney, while others may require your presence, especially if bank financing is involved. The Home2Book team in Panama coordinates the support so you know what can be resolved from your country and when a trip would be necessary.
What return can I expect?
Returns depend on the purchase price, location, rental mode, occupancy and property costs. We analyze each opportunity to help you understand the estimated income, the expected costs and the result that could remain. You will have the assumptions of the calculation at hand so you can assess the investment with clear criteria. Estimates may vary and do not guarantee results.
Does Home2Book also manage the property after I buy it?
Yes. You can continue with Home2Book to prepare the property and manage its rental, with a team in Panama that knows your investment. We assess the most suitable rental mode for the property: vacation, corporate, temporary or long-term. Before hiring, we agree with you on the scope of the service, its conditions and its costs.
